A Cozy & Elevated Attic Retreat

This attic had spent years serving as little more than storage, despite offering the potential for so much more. The client envisioned a true extension of their home, complete with a bedroom, a full bath, and a media room designed around the sectional they already loved. We transformed roughly 822 square feet of overlooked space into a comfortable second floor, added a custom staircase to seamlessly connect it with the rest of the home, and even found room for one unexpected feature.

Project summary:

The family came to us with a clear vision: turn their unused attic into a real living space. Before any of the fun stuff could happen, though, we had to solve a few structural puzzles together. Before the new rooms could take shape, we first had to rethink the home’s layout. That meant carving out space for a staircase that belonged within the original design and relocating the AC unit to open up the attic for its new purpose.

With the structural work behind us, the focus shifted to the spaces themselves. The couple envisioned a bedroom and full bath for their growing family, a media room designed for relaxing and spending time together, and one special request from the owner: a secluded reading nook hidden away from the rest of the house. By matching the cabinetry stain and trim to the existing finishes downstairs, the new level feels like it has always been part of the home.

The steps behind this project

The Before

This attic started as a blank shell: open framing, exposed insulation, and no real access beyond a simple attic hatch. There wasn’t a formal staircase, which meant that had to be solved before any of the rest of the plan could move forward. The scope was ambitious for the space available, so getting the bones right mattered more than anything else at this stage.

During the Designing & Planning

Two challenges shaped the plan from day one: fitting a proper staircase into a tight footprint, and relocating the home’s AC unit to free up space for the new floor. From there, the layout came together around how the family wanted to use it: a bedroom and bath, a media room sized for their sectional, and a reading nook set beside the linen closet, with its own door built into the shelving so it reads as part of the built-ins rather than a separate room.

The Finished Project

What was once wasted space above the garage is now a fully functional second floor. The family got the bedroom, bath, and media room they asked for, all finished with cabinetry and paint that ties back to the rest of the house. And tucked beside the linen closet, behind a door built into the shelving, there’s a private reading room, exactly as quiet and out of the way as its owner wanted it.
